Site Upgrades

Today you should have noticed an association litigation disclosure in the mail with your billing statement. What were your thoughts when you read of our association being involved in litigation with a homeowner?

We finally received enough ballots to meet quorum. The ballots were tabulated, David Miller and myself are up for the test of withstanding another term on the board. This board position can be quite a bit of work, if taken seriously, and not a position that makes friends or influences people.

However, I sincerely thank the homeowners who had the faith in me to give me your vote. I pledge to do my best to live up to your standards as a member of the board. I will not please everyone at all times, but I will do my best in that department.

Hopefully this will not be quite such a busy year, and postings on this site will be updated more regularly. I still maintain, open lines of communication are essential for a healthy community.

We all reside in a CID - or COMMON INTEREST DEVELOPMENT, whereby we are tenants in common. We need to be mindful of the CC&Rs we all agreed to comply with.

We need to be mindful that the assocition is obligated to enforce these CC&Rs. A CC&R is defined as an enforcable, equitable servitude.

Are there currently any CC&Rs you feel are not being enforced in a fair and equitable manner?

Are there currently CC&Rs you believe are not enforcable?

If so, please drop us a line so we may be able to address these areas of consideration and better serve the entire community in the manner in which the regulations were intended.

An outstanding accomplishment for any scout is to achieve Eagle Scout status! Michael Martin of 4 Dorchester is seeking your assistance toward that goal.

If you have any items he could utilize for a GARAGE SALE, your donations would be most helpful! The sale is to take place soon, and the last day for picking up items is Saturday, March 6. The Sale will take place at the Harrison House in San Juan Capistrano.

The City of Laguna Niguel is initiating new strict water runoff requirements. This basically means nothing goes in the storm drain except rain. No rinse water, no plant material, no chemicals (fertilizer, pesticide), no construction site mud, nothing.

The City will be monotoring the Association, and with the efforts of all homeowners, we should be in compliance.

The Association and board of directors are taking the steps necessary to satisfy these new requirements.

Check those mail boxes in the next week for the return of the Ocean Ranch Reporter. It has been difficult to resume publication, but it is great to be back.

Yes, one hundred and sixty three individual residents showed up Saturday at the Community Pool to pick up four hundred and ninety nine new vehicle decals!

You still have two opportunities to obtain your new vehicle decals: 9 am to 4 pm on Saturday Jan. 17 and 24.

We look forward to seeing you there, and thanks to those who helped get our first decal distribution off to a terrific start!

The TerraServer, courtesy of Microsoft and the USGS, has detailed images of many locations across the United States, practically the whole country. We found Ocean Ranch on the terra server and we have posted the picture here so you can see for yourself. It was taken around 1993 or 1994, so your house may not exist yet. Can you find your lot and the guard houses?

Didn't we just spend BIG BUCKS draining and acid washing our community pool? Now it is empty. Why? The reason we were given was DUCK DOO!!!! What the heck is that all about?

We pesonally have had a pool for 15 years, and NEVER did we have to drain our pool because of duck doo! If our pool was being regularly maintained and the chemicals were corrrect (the two times I have checked our community pool the chemical readings were off the charts), we wouldn't, no we couldn't, have allowed enough duck deposits to cause such a drastic action!

Draining a pool with the excuse of duck doo is absurd!!!

Draining the pool is causing more damage to the plaster then any gaggle of geese could do even after taking an overdose of Exlax!

Do these contractors get Board resolution before they take these drastic measures, like drain our pool andl leave the plaster exposed for two days?

I will bet that the next thing we get is an inflated estimate at having to re-plaster the pool.

I should go and check my pool for ducks, because these ducks are temporarly displaced, and the kicker is:

SO WHAT IF YOU DRAIN THE COMMUNITY POOL IF THE DUCKS ARE THAT PROLIFIC...THEY WILL BE BACK!!!!

To be honest, I have observed a whole lot of rabbits around here, but ducks don't seem that abundant. I just don't get it!

In any event, should a pool be unattended to the point where the duck doo gets to the point of having to drain the entire pool? Do you have any idea what it costs to fill a pool that size?
